Marietta: a real downtown, a stone's throw from Atlanta

Marietta is the Cobb County seat, about 15 to 20 miles northwest of downtown Atlanta, and one of the metro's largest suburbs. Its pitch is rare for the region: a genuinely historic square ringed by 60-plus restaurants, strong schools on both sides of the city line, and I-75 running right along its edge.

Residents

The 2020 census counted about 61,000 residents, with roughly 63,000 by 2024 estimates, making it one of metro Atlanta’s largest suburbs.

School Districts

The city proper is served by independent Marietta City Schools, while addresses outside the city limits zone to Cobb County Schools, so assignment depends on the address.

25-40

Minutes to Atlanta

I-75 runs along the city’s eastern edge with I-285 and I-575 nearby: downtown, Midtown and Buckhead are roughly 25 to 40 minutes in normal traffic.

Schools

Two districts, one important question

School assignment in Marietta is an address question, not a city question. Inside the city limits, Marietta City Schools runs its own independent district with about a dozen schools and one high school, Marietta High. Addresses with a Marietta zip code but outside the city zone into the Cobb County School District, one of Georgia's largest and most established systems.

East Cobb's high schools, Walton, Pope and Lassiter, are consistently ranked among the state's best. Which district applies to a home is decided block by block, so Tennyson confirms the exact assignment for any property you are serious about.

Downtown & Lifestyle

A square that behaves like a downtown

Marietta Square centers on Glover Park, with its fountain, gazebo and stage, and more than 60 restaurants and bars within a five-minute walk, plus shops, museums and theaters. The city runs a full calendar of events, from the Glover Park concert series to Taste of Marietta.

The city keeps 18 parks, and Kennesaw Mountain National Battlefield Park sits just outside town with 18-plus miles of trails and Civil War history. Between the square, the parks and the interstate, Marietta compresses a lot of reasons to stay put into one Cobb County address.

The Fit

Who Marietta fits best

Square-Lifestyle Buyers

Walk to dinner, catch a concert in the park and raise kids in a real downtown, all in Cobb County.

Cobb & East Cobb Families

Walton, Pope and Lassiter anchor a district prized by families, with assignment by address.

I-75 Commuters

Downtown, Midtown and Buckhead at 25 to 40 minutes with traffic, plus CobbLinc for transit days.

The Honest Note

The two-district question is the biggest surprise for new buyers, so nail the school zone before you fall in love. I-75 is the main artery and it backs up like any metro highway, and the square's popularity keeps walkable-area homes competitive. Get the assignment and the commute right and Marietta is a strong, hard-to-beat Cobb value.
