Georgia Down Payment Assistance Programs: What First-Time Buyers Should Know
For most first-time buyers in Metro Atlanta, the biggest hurdle is not the monthly payment, it is the lump sum you need before you ever move in. Down payment assistance, or DPA, exists to close that gap. Georgia runs several programs that can put real money toward your purchase, and knowing which one fits your situation can be the difference between renting another year and owning your first home.
Georgia Dream Homeownership Program
Georgia Dream is the state's flagship program, run by the Georgia Department of Community Affairs. It offers up to $10,000 in down payment assistance as a 0% interest, deferred second mortgage with no monthly payments. You repay it when you sell, refinance, or pay off your first loan.
It is designed for first-time buyers, or anyone who has not owned a home in the past three years. For 2026, the maximum home sales price is $625,000, and income limits are $137,555 for one or two people and $158,188 for households of three or more. Homebuyer education is required, and that is a good thing: it means you go to closing understanding what you are signing.
Georgia Dream Peach Plus
Peach Plus opens the door to repeat buyers too, with higher income and sales price limits. The standard option covers 3.5% of the purchase price or up to $10,000, whichever is less. The PEN/CHOICE option, for public protectors, educators, nurses, healthcare workers and active military, covers 4% of the purchase price or up to $12,500, whichever is less.
Peach Plus allows home sales prices up to $725,000, with income limits of $206,333 for one or two people and $237,282 for households of three or more. Liquid assets are capped at $20,000 or 20% of the purchase price, so this program targets buyers who genuinely need the help.
Local programs can stack on top
Atlanta Housing offers its own down payment assistance of up to $20,000 for first-time buyers at or below 80% of the area median income. With DCA preapproval, local programs like this can sometimes be layered with a Georgia Dream product, which can add up to serious savings.
The rules change, income limits shift, and not every lender is set up to originate DPA loans. That is why the first conversation should include a lender who knows these programs, and an agent who has watched clients use them. I have walked first-time buyers through Georgia Dream closings many times, and the paperwork is very doable when you have someone on your side.
How to start
Step one is a pre-approval with a lender who regularly works with Georgia Dream and Peach Plus. Step two is completing the required homebuyer education course, which most programs accept from approved providers. Step three is a realistic budget, because assistance covers the down payment but you still need closing costs, reserves and a stable monthly payment.
